For many previous generations, the traditional timeline looked something like this:

According to NAR's research, 53% of Gen Z buyers purchased a home on their own, and 35% were single women, the highest percentage of any generation. Instead of waiting for every life milestone to fall into place, many are choosing homeownership as a way to build independence and create long-term financial stability.

It's not about following tradition.

Gen Z has grown up during some of the most financially uncertain times in recent history.

One reason some Gen Z buyers delay homeownership is because of common misconceptions.

Myth: You need a 20% down payment.

Reality: Many qualified buyers purchase with significantly less down, depending on the loan program. There are also down payment assistance programs available in many areas for eligible borrowers.

Myth: You need perfect credit.

Reality: Different loan programs have different credit requirements. A loan originator can help you understand which financing options may fit your situation.

Myth: You should wait until everything is perfect.

Reality: Every buyer's situation is different. Waiting may be the right choice for some people, while others may discover they're ready sooner than they expected.

According to NAR, many Gen Z buyers said they purchased because they wanted a place to call their own and viewed homeownership as a way to build long-term financial stability.

That doesn't mean the challenges have disappeared.

Today's buyers still face higher home prices, limited inventory, rising insurance costs, student loan debt, and mortgage rates that remain above the historic lows of recent years.

In fact, first-time buyers accounted for just 21% of all home purchases, the lowest share since NAR began tracking the data in 1981.

Even so, Gen Z buyers continue finding ways into the market by adjusting expectations, researching their options, and preparing early.

Sometimes buying your first home isn't the final step in building your future.
